Mortgage refinancing · Petah Tikva
Life has moved on since you signed. Sometimes the monthly payment, the term and the rate can be re-fitted to where you are now. Gadi Barkai, CFP®, checks it with you, quietly and in order.

Measured again
The same mortgage. A new measurement.
A mortgage is the largest commitment most households carry, and most of them check it once, on the day they sign. Refinancing is the chance to measure it again: the tracks, the rates and the repayment term, set against your situation today, to see whether it can be made lighter.
A payment you can comfortably live with, set against what actually comes in each month, not only against what a bank is willing to approve.
The number of years left to pay, matched to the age, income and plans you have now rather than the ones you had then.
Each track and its rate, reviewed against today's conditions, keeping what works for you and marking what weighs on you for no reason.
Then: 20–30 years, the original term
After re-planning: 7–10 years
From our experience in refinancing processes, there are cases where a mortgage of 20–30 years is shortened to 7–10 years. The actual result depends on your data and on market conditions, which is why we start with a check, not a promise.
Before the bank
Refinancing doesn't start at the bank. It starts with a pre-check with us.
These data points decide whether the process is right for you now. We look at them first, so the call to the bank comes with a plan rather than a hope.
What actually comes home each month, from every source. Your income decides which monthly payment is truly comfortable for you, not just which one the bank would approve.
How steady and predictable your income is over time. Good stability opens better terms. Where stability is lacking, the refinance is planned with far more care.
Which other loans run alongside the mortgage. Sometimes it's right to fold them in, consolidating loans through the refinance, and sometimes it's right to leave them out. That is exactly what the check settles.
The service suits households and businesses with an income of around 20,000 NIS a month and up.

The recovery path
When refinancing is part of a wider reorganization, we walk it with you along one ordered path.
Everything goes on the table: the property, the mortgage, the loans and the commitments. A complete picture, with no surprises later on.
Component by component: tracks, rates, terms and payments. We mark what works in your favor and what weighs on you for no reason.
We build the new structure: a monthly payment you can live with, a term that makes sense, and a rate that matches your figures today.
This is what the whole path is for: not only putting the mortgage in order, but reaching a routine where money is left at the end of the month, and the saving begins.
Not sure where you stand? One call tells you whether it's worth checking.
From the field
What a recovery process looks like, in the figures of Family A.F.
Family A.F. came to us with an overdraft of about 100,000 NIS, loans of about 800,000 NIS and a monthly income of about 30,000 NIS, at a point where the bank had already blocked any further withdrawals. We worked together on controlling expenses and on consolidating the loans, and the picture changed.
| Before | After | |
|---|---|---|
| Starting point | Withdrawals blocked, overdraft of about 100,000 NIS | |
| Loans outstanding | 800,000 NIS | |
| Monthly household income | 30,000 NIS | |
| Fixed monthly expenses | 18,000 NIS | 12,000 NIS |
| Variable monthly expenses | 12,000 NIS | 10,000 NIS |
| Monthly savings capacity | 3,000 NIS | |
3,000 NIS a month of savings capacity. The result of order.

The check is done for your benefit only
The questions worth asking before any refinance.
It pays off when the saving in interest and payments is larger than the cost of switching, or when the new structure solves a real problem: a monthly payment that weighs on you, tracks that no longer fit, or expensive loans worth folding in. And the plain truth: sometimes it doesn't pay off. If your current terms are good or the switching costs outweigh the saving, we tell you so in the check and don't continue the process.
It isn't free, and it's worth knowing up front: there may be an early-repayment penalty on the existing mortgage, a property appraisal, and file-opening and registration costs. Some of these depend on the tracks and rates of your current mortgage, so no general figure can be quoted. In the pre-check, every cost is set against the expected saving, and we go ahead only if the balance is positive.
It depends on the data: the complexity of the existing mortgage, the number of loans being folded in, and the bank's pace. What is in our hands is order. We work along a defined path, you know at every moment which step we're on and what comes next, and no step stalls over a missing document.
Yes, and sometimes that is exactly the time. A refusal is a snapshot, not a verdict. Our pre-check looks at income level, stability and existing loans, and sometimes the right route is a recovery process that puts the household in order first, with a fresh application afterwards. Worth remembering too: we represent only ourselves and no financial institution, so the check is done for your benefit only.
The whole way: a pre-check of your figures, mapping assets and liabilities, reviewing the components, building the fitted loan structure of payment, term and rate, and guidance through the recovery process that follows, until you start saving. Financial guidance together with work on habits, because money problems are not solved with money alone.
